SIGNIFICANT
PROJECTS:
Sugarbush Resort Snowmaking Pond Site Selection and Analysis — Research and identify potential snowmaking pond sites. Negotiate Option Agreements in cooperation with Sugarbush Ski Resort, Root Engineering and Green Mountain National Forest.
Warren Falls/Conservation Fund/Green Mtn. National Forest Sale — Broker multi-level sale contract, appraisal work, due diligence, and fund raising to add Warren Falls and 77 adjacent acres to the Green Mountain National Forest.
Eurich Farm Land Preservation Project — Create master plan, obtain all permits, coordinate fund raising, construct infrastructure, and broker sales for 10 lot residential subdivision including one affordable housing unit. The project involved partnership with Vermont Land Trust and project neighbors who donated over 1,400 acres of development rights. The effort raised $30,000 from the Town of Waitsfield, and $240,000 from the Vermont Housing & Conservation Board. Funds were used to purchase development rights on the core 200-acre farm enabling a bargain sale to a local farmer. Letter of thanks from former Governor Kunin.
Whittle Estate Subdivision and Sales — Represent owner in all aspects of the subdivision and sale of 1,000-acre estate including overseeing 9 lot subdivision and donation of 360 acres to create Waitsfield/Scrag Municipal Forest.
Brightenback Mountain — Negotiate sale of 269 acre mountain above Knoll Farm (donator of a Vermont Land Trust conservation easement) to Vermont Land Trust under a bargain sale arrangement allowing for the seller to realize income and income tax benefits.
Hilltop Grandeur — Represent owner in the sale of the first residential property in the Sugarbush/Mad River Region for in excess of $1,000,000.
Black Sheep Farm — Negotiate conservation easement with Vermont Land Trust and subsequent land donation to the Town of Waitsfield with favorable personal Internal Revenue Service tax consequences.
Private Property/Common Property — Panel member at Shelburne Farms debate on conflicts surrounding protecting environmentally sensitive areas while respecting property owner rights. Other panel members included Gil Livingston, Lead Council for the Vermont Land Trust, Virginia Lyons, Chairperson Williston Select board, and Gregory Sanford, Vermont State Archivist. The program was aired live in the Chittenden County area.
Larsen Property Moretown — Master plan 850+ acre property to include the sale of an "Environmental House" utilizing native wood products, recycled materials, and 43% utility consumption by solar. Project involved over 3,000 feet of Mad River and Winooski River frontage including the confluence of the two rivers, prime agricultural soils, and myriad wildlife habitat. Negotiate conservation easement with Vermont Land Trust to allow for seven residential dwellings and a common "Protected Lands" parcel.
